I. General rental conditions
Preamble
The following general conditions govern the relationship between the owner and the private tenant regarding the rental of the properties.
Article 1 — Content and scope
The conditions express all the obligations of the parties for the rental of the designated properties.
Article 2 — Description of the properties
The owner offers three establishments:
- Le Manoir de la Rulette, 118 Grand Rue, 6730 Tintigny
- Le Zythogite, 51 Rue du Tilleul, 6730 Tintigny
- Le Pavillon de l'Herboriste, 118b Grand Rue, 6730 Tintigny
Capacity: up to 23 people. All are rented furnished.
Provided equipment: table tennis, barbecue, outdoor tables, reception rooms (subject to availability).
Jacuzzi and sauna: at Le Zythogite (and its apartments) and Le Pavillon de l'Herboriste, the private jacuzzi is included in the rental price. At Le Manoir de la Rulette, the jacuzzi and sauna are in a separate wellness area, offered as a paid option for the duration of the stay — this option is not included in the price and must be booked after reservation via the /shop.
Not provided: bed linens, duvets, pillowcases, bath towels, kitchen linen. These options can be purchased via the /shop.
Article 3 — Rental duration
Minimum duration: two nights. Weekends are from Friday to Sunday at minimum, unless otherwise specified in the offer.
Article 4 — Financial conditions
The price is fixed and final as set on the date of booking. It includes cleaning fees. Furniture is provided on loan.
A security deposit is paid upon arrival and refunded after the check-out inspection, minus any damages.
Article 5 — Reservation cancellation
- By the tenant: non-refundable.
- By the owner: full refund of the total amount.
Article 6 — Arrival and departure
Arrival: from 4:00 PM. Automatic code provided on the day of arrival.
Departure: 11:00 AM. The door locks automatically.
A “late departure until 5:00 PM” option is available on Sundays only (paid option on /shop).
Article 7 — General obligations
The owner undertakes to:
- Provide accurate and complete information;
- Ensure peaceful enjoyment of the property;
- Take out liability insurance.
The tenant undertakes to:
- Occupy the property for personal use;
- Use the property responsibly;
- Maintain the property and keep it in good condition;
- Report the presence of pets; remains liable for any damage they cause;
- Take out insurance against rental risks (fire, explosion, water damage);
- Report malfunctions and incidents within 24 hours;
- Respect the tranquility of neighbors. No noise between 10:00 PM and 7:00 AM;
- Groups of young people under 25: not allowed;
- Bachelor or bachelorette parties: prohibited.
Article 8 — Liability
The owner is not liable for theft or damage to the tenant’s personal belongings.
Any damage caused by the tenant will result in compensation. The owner may claim:
- The cost of repair or replacement of damaged items;
- Additional cleaning fees for excessive dirt or damage.
Article 9 — Communication
Documents, data, and information exchanged electronically constitute “admissible, valid, enforceable evidence with the legal force of a private agreement.” The parties accept the legal validity of these electronic formats.
Article 10 — Personal data processing
The owner complies with the GDPR (EU Regulation 2016/679 of April 25, 2016). Processing is described in the privacy policy.
Article 11 — Miscellaneous provisions
Failure to exercise a right does not constitute a waiver in the future.
A clause that is null and void under the law or a court decision is deemed unwritten; other clauses remain valid unless the invalid clause was essential and undermined the contractual balance. The parties agree to agree on a new provision to replace the one declared null and void.
Article 12 — Applicable law and jurisdiction
These conditions are governed by Belgian law. Disputes fall under the jurisdiction of Belgian courts.
Article 13 — Modification of general conditions
The owner may modify the clauses at any time without justification.
II. Electric vehicle charging
Charging electric cars is prohibited. There are no charging stations on-site; using the house’s electrical outlets is forbidden. Public charging stations are available nearby.
A fee of €125/day may be charged for non-compliance.
III. General Terms of Use
Article 1 — Definitions
- Listing: textual and visual data hosted on the site relating to a rental offer.
- Property: building for which the owner has ownership/usufruct and authorization to offer for rent.
- Tenant: internet users with whom the owner can enter into contact regarding listings.
- Owner: person with ownership/usufruct of the properties offered.
- Service: consultation of the listing database.
- User: internet users potentially interested in booking properties.
Article 2 — Purpose
The General Terms of Use define the conditions under which the owner provides listings and allows reservation requests and online payment.
Article 3 — Access to the site
Access implies acceptance of the General Terms of Use. Viewing listings is free. No account creation or password is required. All access costs are the sole responsibility of the user.
Article 4 — Maintenance
The owner may interrupt access to the site for maintenance. Users will be notified if possible. In case of technical difficulties: contact reservations@gites-gaume.be.
Article 5 — Pricing
The displayed price corresponds to the rental amount as entered and modified by the owner under their responsibility.
Article 6 — Booking
Select a property, enter dates and number of occupants.
Online payment is mandatory via a secure payment module (Stripe). Accepted payment methods include credit/debit cards (Visa, Mastercard, American Express), as well as bank transfer, which reserves the booking for 3 days pending payment receipt.
Payment is conditional upon acceptance of the General Terms of Use and cancellation policies.
Article 7 — Booking Cancellation
- By the tenant: conditions detailed in Section I (General Rental Conditions).
- By the owner: full refund of the total reservation amount.
Article 8 — Communication
Emails to the owner must include serious reservation requests. The tenant agrees that electronically exchanged documents constitute “admissible, valid, enforceable evidence with the probative force of a private agreement.” The parties agree not to contest the validity of these electronic formats.
Article 9 — Liability
The user is solely responsible for their use of the site and the data they provide. The site may experience limitations or delays related to the internet; the owner disclaims all liability for such delays or damages.
The owner does not guarantee:
- Security, continuity, error-free operation, or compatibility;
- That the site will meet the user’s requirements;
- Freedom from errors or correction of defects;
- Freedom from viruses or harmful components on the servers.
The site may contain hyperlinks. The content accessible via these links is not published by the owner, who has no rights over such content.
Article 10 — Force Majeure
The owner is not liable for delays or failure to perform services due to force majeure (unpredictable, insurmountable, external events). Recognized cases include: power outages, telecommunication failures or sabotage, network or internet transmission failures, computer hacking, fire, flood, storm, explosion, earthquake, natural disasters, water damage, exceptional weather, epidemic, riot, war, insurrection, attack, vandalism, strike, or lockout.
Article 11 — Intellectual Property
The site, its distinctive elements, listing content, and property photographs are protected by intellectual property and copyright laws. Copyrights are held by the owner. No license or permission is granted. No total or partial reproduction is permitted without prior written authorization.
Article 12 — Personal Data Processing
The owner complies with the GDPR (EU Regulation 2016/679 of April 25, 2016). Details are provided in the personal data protection policy.
Article 13 — Cookies
The site uses cookies to analyze user browsing. Information is available in the cookie management policy.
Article 14 — Miscellaneous Provisions
Failure to exercise a right does not constitute a waiver. An invalid clause remains unwritten; other clauses remain valid unless the invalid clause was essential and undermined the contractual balance. The parties agree to agree on a replacement provision for any invalid clause.
Article 15 — Applicable Law and Jurisdiction
These terms are governed by Belgian law. Disputes fall under the exclusive jurisdiction of Belgian courts, absent an amicable agreement.

The owner may modify clauses at any time without justification.
